Welcome to Mancos, where the west still lives! Here, we think of everyone as family and it’s our goal is to help you experience our beloved region as if you were a local. We hope you fall in love with the rugged landscape and our sleepy small town.

We put together this guide to help you get familiar with your home away from home. Please make sure to go over each section to be as prepared as possible for your stay. If there’s anything you need, we’re just a message away.

Sage Properties consists of a team of locals who are thrilled to share our town with you! We believe in creating community, caring for our neighbors, and being good stewards of the land.

Our company was founded by Nick Manning who grew up in Durango and is raising a growing family here in Mancos. He resides on the town board and is active in community development projects.

Your Rental Manager and main point of contact is Shaina Boover who absolutely loves making people feel welcome and comfortable. They will be taking care of any thing you need before, during, and after your stay. You can communicate with them through the booking app, or directly at 970-442-3228.

Ready to let your wild heart roam?

We highly recommend packing a good water bottle, sun protection, and bug spray. At 7000 ft elevation, the sun is very intense! Mancos is considered high desert climate, so it’s important to stay hydrated. We carry our water bottles with us everywhere we go.

If you are prone to elevation sickness, please bring any medication or supplements to support you. The closest pharmacies are in Cortez (25 minutes from Mancos) and Durango (30 minutes from Mancos). You can buy oxygen canisters at most ski and outdoor stores in Durango.

In Mancos, you’ll experience the slow pace of small town life. It’s why we love it here, but there are many city conveniences you won’t find. Most businesses are closed on Sundays and business hours for restaurants and grocery stores typically end between 7pm and 9pm. There are very few franchise businesses in town with most shops and restaurants being small, locally owned family businesses. There are no food chains or big box stores. We’re so excited to share our vibrant community with you!

Hit the road.

We’re located on the west side of Mancos, not far from the Aqueduct Trailhead.

About a quarter mile after you pass the Trailhead, take a left on K4. The turn is directly after a hill and easy to miss! You’ll see a cluster of mailboxes and a sign that reads Not a Through Road. Follow K4 until another left on K7. You’ll know you’re close when you see a sign that reads Children Playing. After you take K7, we’re the first house on the right.

 


WINTER TRAVEL

If you’re visiting us December – March, 4WD/AWD is recommended. There are many small hills and sharp turns on K4 and K7. Roads are plowed when snowfall reaches 6 inches.

 


PARKING

There’s plenty of outdoor, off street parking at our home with room for multiple cars, trailers, campers, ATVs, bikes, etc. The garage is not accessible to guests.

ENTRANCE

Directly to the left of the driveway is the main entrance. The door automatically locks. You can turn off this feature by turning the small knob on the inside of the door into the vertical position.

Door code will be supplied the morning of your arrival in your AirBnb or VRBO inbox. If you booked directly with us, we’ll send the code via email and/or text based on your preference.

GARBAGE

Please dispose of garbage in the shared dumpster on the corner of Rd 39 and K4. Make sure to replace the lid and securely lock the dumpster after use. Bears are attracted to any rotting food, often try to access the dumpster, and have been a serious issue in the past.

HEATING

Central: Thermostat is located in the main entrance hallway. Make sure it is switched to Heat, then set desired temperature using the arrow buttons.

Wood Stove: Wood, fire starter, and matches are provided during the winter months. Ensure flue is in open position before lighting any fires. Once logs have caught, keep door to wood stove closed.

 

COOLING

There is no central A/C. This is common here in Colorado due to the high elevation. It tends to stay fairly cool and comfortable at night, even in summer.

We use fans and windows to move the air through the house. In the evenings, we suggest opening windows and placing fans in front of them to draw the cooler air in. During the hotter times of the day, it’s best to keep windows facing the sun closed. Windows that are shaded can be opened to create a cross breeze. The kitchen and dining room windows work well for this.

Ceiling fans are located in the living area.

 

ELECTRONICS

We provide a nature based, tech free experience. There are no TVs, speakers, or electronic games. If you’d like to stream visual and/or audio media, please bring your laptop and portable speakers.

EV CHARGER

If you would like to use the EV charger, please let us know ahead of time so that we can keep the garage unlocked for you.

 

BBQ GRILL

Propane grill is available for your use. If you find the tank is low, please let us know and we will bring you a fresh one asap!

Please ensure all food is cleaned up before nightfall. Any food left out WILL attract bears.

 

LAUNDRY

Feel free to use the washer and dryer located just off of the kitchen. There is a supply of Ecos Hypoallergenic Laundry Detergent for you as well.

 

FRIDGE AND FREEZER

We have separate full size refrigerator and freezer. The freezer is located in the laundry room next to the kitchen.

 

RULES

Quiet hours are 10 pm – 7 am everyday. Please be respectful of your neighbors and keep noise to a minimum.

Absolutely no smoking, vaping, or e-cigs indoors.

Please do not re-arrange furniture.

Please remove muddy shoes and leave them at the door.

Make sure to leave any of our belongings at the house when you go.

There is zero tolerance for parties and extra guests. You will be asked to leave immediately.

 

SAFETY EQUIPMENT

Smoke and Carbon Monoxide detectors are located throughout the house.

Fire extinguisher is located under kitchen sink

Please be bear aware. Bears are sometimes seen raiding garbage cans in the area. To avoid attracting them towards the home, please clean up and put away all food and used dishes before the end of each day.

Please be aware of fire risks. During the summer and fall, the risks tend to remain quite high. If you use our firepit make sure to fully extinguish any coals before leaving it unattended. Douse the firepit with water and mix the coals to be sure all coals are out.

Smokers: Please do not flick cigarette ashes or butts anywhere on the property. Smokers must bring their own ash tray to safely extinguish and dispose of any burned material. There is absolutely no smoking inside the house or near open windows/doors.

Before you go, here are some ways you can help our cleaning team:

Choose your adventure.

If you haven’t filled up your entire schedule already, here are 3 ways to spend a day in Mancos.


 

Discover Downtown:

First stop, breakfast and your caffeine fix at MoonDog Cafe. Get a sweet treat from their bakery case with pastries almost too beautiful to eat!

Walk downtown Mancos, stopping to peruse local art at the galleries on Grand Ave. Pick out a new book at Hand in Hand and grab a sweet treat at Deco Dessert. Swing by Mancos Thrift Store for a good find.

Then head over to Cottonwood Park for a walk along the river. (Dog lovers only for this one. It’s a designated off-leash dog park.) If you’re feeling spontaneous, take the trail off the main path to get to our secret “beach” where you can take a dip in the river!

By now you’re probably hungry again, so swing by Las Huicholas for authentic Nayarit street tacos and aguas frescas. Don’t forget to try their salsas! Can you handle the spicy one?

End the evening with craft cocktails or mocktails at M Bar and Lounge. Pick up a s’mores kit and get to roasting those marshmallows at the firepit. Then head to Fenceline to dance to some live music, see which local artist is being featured in their gallery, and sip ciders by the river.

Wander the Wild West

Start your day with breakfast burritos at The Fencepost. Watch the birds and butterflies as you eat overlooking the Mancos River. See if you can spot a Tiger Swallowtail!

Pack up some to-go sandwiches and fresh palisade peaches from Zuma Natural Foods then get into the mountains! Pick out a trail maintained by local volunteers at Mancos Trails Group or head over to San Juan National Forest. Beat the afternoon sun with an easygoing, shady hike at Chicken Creek or Muleshoe Loop. For a bigger adventure, take Sharkstooth Trail. Just make sure to pack your bottled water!

Wind down the evening at Mancos State Park. Grab a picnic blanket or your paddleboard and find a quiet spot to relax (and read that book you picked out at Hand in Hand) as the sunset turns the mountains pink.

If you have any energy left, liven it up with palomas and micheladas at El Rio Cantina and, if it’s a weekend, don’t miss out on getting amazing tacos and tamales at Abuela’s Kitchen, just outside the bar.

Go Back in Time

Wake up with coffee and a quick breakfast at Fahrenheit or M Bar and Coffee. If you’re a matcha lover, M Bar has the best in town!

Pack sandwiches or pick up to-go food from Zuma Natural Foods and head over to the historic Mesa Verde to learn about the original inhabitants of this land. Take a guided tour of Cliff Palace and see Sun Temple. If you’re up for more adventure, hike the Petroglyph Trail for breathtaking views of the park or hike to Step House where you can tour an archeology site all on your own!

Finish off the night by grabbing brick oven pizzas and catching some live music at Mancos Brewing. If you’re there around sunset, you might even catch a glimpse of the paragliders ending their flights and landing in the field next door. We love to cheer for them as they touch ground!
